What is a radon test?
Radon testing is performed by an inspector that is certified in radon testing by a recognized authority. The test is fairly simple and can reveal whether or not radon gas is present in your home. Radon is a cancer-causing, radioactive gas that poses serious health risk to you and your family and cannot be detected without a test. We will use advanced radon monitoring systems in your home for a period of no less than 48 hours. Caliber Inspections offers radon testing as an ancillary service to go along with our standard home inspection or as a standalone service for home owners.
A standard radon test will include the use of a SunRadon 1028-XP Continuous Radon Monitoring device placed in 1 location on the lowest conditioned level of your home. If the area to be measured is larger than 2000 sq ft. An additional monitor will be required to obtain accurate results. Additional monitors are billed at $100 each. What is a water quality test?
Water quality testing is performed by an inspector that is certified in testing your home's water quality. The test is fairly simple, but it reveals contamination from chlorine, lead, and other pollutants such as coliform bacteria in a home's water supply. The test will also detect chemical imbalances such as pH and hardness as well as the TDS (total dissolved solids), water pressure and flow. These types of inspections are especially important for home using a private water supply (well water). Testing ensures that the home's water is potable and safe for everyday use and can aid your decision in purchasing filtration or water softening systems. Caliber Inspections offers water quality testing as an ancillary service to go along with our standard home inspection or as a standalone service.
Water quality testing will include 1 sample collection kit for lab testing. An instant test may be performed for preliminary test results in addition to the lab test. Additionally, pressure, flow rate and temperature readings will be performed on each floor of your home.

What is an air quality inspection?
Air quality testing is performed by an inspector that is certified by IAC2 in testing and inspecting the indoor air quality in your home or business. The process includes using several advanced sensors and tools, test kits and a visual inspection to determine if any biological or chemical pollutants such as formaldehyde, radon, VOCs, mold, mildew or dust-mites are present in the indoor air. Your air quality report will include recommended actions to improve your indoor air quality to ensure a safe and healthy home. Caliber Inspections offers air quality testing as an ancillary service to go along with our standard home inspection or as a standalone service for home or business owners interested in improving their indoor air quality.
Air quality inspections will include 2 sample collection kits for lab testing along with readings from each room with an advanced meter capable of testing AQI, TVOC, formaldehyde, and more. Infrared imaging will be used to determine if there are air leaks in your building envelope and the inspector will determine if proper ventilation is present.

What is a mold test?
Mold testing is performed by an inspector that is IAC2 certified in mold testing. A mold test may be performed if there is an area prone to moisture exhibiting discoloration, odd smells or biological growth of some kind. Caliber Inspections offers mold testing of the air as well as surfaces as an ancillary service to go along with our standard home inspection or as a standalone service.
Mold testing involves collecting air samples and/or surface samples from in and around your home. The limited mold test will include up to 4 tests (minimum 1 outdoor test for baseline) for the base price listed and be limited to specific areas in your home. Additional sample collection kits can be purchased for $40 each if needed. Should you want a complete mold inspection as a stand-alone service to check for conditions conducive to mold growth through out your entire home (includes up to 4 tests), we can perform this service for an additional fee based upon the size of your home ($.04/sq. ft). What is a lead & asbestos contamination test?
Lead and asbestos are hazardous materials that were commonly used in home construction before the year 1980. An experienced inspector can recognize these materials and collect samples to verify if they are in fact lead or asbestos. Caliber Inspections offers lead and asbestos testing as an ancillary service to go along with our standard home inspection or as a standalone service.
Lead and Asbestos are separate tests. Each service will be billed serperatly. Your lead or asbestos test will include up to 2 sample collection kits for the respective contaminant. Additional test kits can be purchased for $50 each if needed.

What is a meth contamination test?
Methamphetamine is highly addictive and illegal drug that is commonly manufactured in homes across the nation. The process of "cooking" the meth releases extremely harmful toxins into the air and surrounding environment in a home used as a meth lab. An experienced inspector certified in meth inspections will perform a visual and chemical test to determine if methamphetamine or its byproducts were manufactured in your home. Caliber Inspections offers meth contamination testing as an ancillary service to go along with our standard home inspection or as a standalone service.
Meth inpsections will include up to 3 sample collection kits for lab testing.

What is a WDO inspection?
WDO or wood destroying organisms are insects or fungi that feed on and deteriorate wood components in a home. A WDO inspection will attempt to find any evidence of wood destroying organisms in your home. Your WDO report will include treatment and prevention advice. Caliber Inspections offers WDO inspections as an ancillary service to go along with our standard home inspection or as a standalone service for home owners.

What is a home energy audit?
Your home is a complex system of components and it may be using energy inefficiently. A home energy audit will determine if excessive energy loss is occurring in your home due to lack of insulation, poor weather sealing, outdated appliances and more. Your home energy audit report will include many energy saving suggestions as well as specific action items to improve the energy efficiency of your home! Home energy audits can be added as an ancillary service to go along with our standard home inspection or as a standalone service.
